  • It will cost too much or my hunch is over and it should be £200k or less?

  • that's the one. i have a lot more exploring to do. as i understand the area north of ipswich has a few lumps too.

hartest area is nice lanes though. from there down to Clare and all that. and what Suffolk lacks in hills it sometimes more than makes up for with brutal winds

  • £200k should really get that done.

  • Ta. It's for the purpose of seeing if its worth making an offer on a battered mid-terrace that on the face of it is pricey as it is. Anything over £200-£250 to get it done means you'd probably never get your money back.

  • @Dammit - did you view that property?

    Going tomorrow.

  • Hartest to Lavenham and then round to Denham would give you a few metres of climbing in a trip out. Cambridge and back is also a nice ride.

Never cycle out towards Ely, flat, featureless and 360° headwinds for miles and miles In my experience (wind direction may vary)

  • When I looked at this previously I got to about £200k on average finish. Rear extension added a lot to the price for the square footage added and some things like glass patio doors could add a lot to the budget.

In hindsight I'm glad I didn't do it.

  • If different people live somewhere, the culture will adapt. And I don't accept the very southern-centric idea that somehow the North is to looked down upon like that.

As a Northerner in the South, there absolutely are cultural differences, they won't go away with exposure to an influx of different people, and they are one of the two reasons I don't want to go back North.

    The other is climate.

  • I spent close half of that redoing a whole victorian house. And an extension of about 500sq ft. I not only destroyed most period features but also installed laminate flooring and a mid-low ikea kitchen. Its fine if you dont use your house as some sort of social currency or extension of your character.

I cook bangin curry in this kitchen.

Well, inline with Olly's thinking we are changing the climate.

  • Do you deliver?

  • You know my feelings on Laminate, Amey. There are few things more cruel to inflict on a period house. Pebbledash maybe? I am not sure.

Also have spent the last ten years with Ikea kitchen. My fucking cats revelled in pulling off the plinth guards every fucking morning because ghosts. I know there is better out there. I know it!

    😱

  • there are a few hills out near Denham that you can turn into a nice loop

Sshhhh, don't tell everyone. My standard hill reps loop is down that way. Don't want it getting busy.

  • And you with the e bike.
    I am disappoint.

What's not to like? Headwinds are good for the soul.

  • Stop, you had me at

    full of tories

  • I'm a very competent curry cooker myself

  • The pea pasta was good as well.

  • Discovered recently that my only KOM is around there and appears to be from 2013. Please don’t take it.

  • If it's a KOM on an uphill segment, I think you'll be safe. If it's downhill, I'm making no promises.

  • speaking as the owner of an 1876 end of terrace where the previous owner not only removed every single fireplace and period feature, replaced everything with shitty UPVC (not even sympathetic) windows and doors and polystyrene ceiling tiles, completely fucked up the DPC by slathering concrete on everything in the back garden, put in the world's worst kitchen, but also merrily re-wired without a hint of legality or safety (don't get me started on the gas either) and slapped layer after layer after layer of paint on (she was there for 41 years).... please for the love of god don't rip out all the period features. there are other houses.

oh, and we have a mix of pebbledash and flat render on the front. it looks disgusting. i know this area was bombed so i'm assuming there's a jumble of brick and breezeblock underneath, so my only hope is now to paint over it.

(i don't know how baller you're going with kitchens also but i love my Wren kitchen and because i basically extreme coupon'd myself with sale + discount + special offer the entire thing - plus all new white goods - cost me £8k and they are the best tradespeople i've ever had. would recommend)

  • I had never been anywhere near KOMs until I moved round here. Figure there just aren't that many serious roadies. But it's funny being on the wrong side of 50 and having a KOM in my crosshairs.
