Part of the problem is that I don't understand the level of risk involved, and can't balance this against
the opportunity cost of not having someone moving in.
There's more risk. Critically however there is no reward. Pick tenants who offer as little risk as you can. Reluctant landlords cannot afford tenants who can't / won't pay the rent.
