    Checked out the planning apps, small extensions to the ground floor and loft approved. Conservation area so everything seems to need to go through planning.

    £150k to move the kitchen to the right place, loft conversion, merge hall / reception / existing kitchen, new bath rooms, window repair or replacement, modernisation throughout, sort garden? Or more? On the surface it looked OK, but so much is wrong with it, both neglected and somewhat vandalised with laminate flooring and false ceilings.

  • I accepted an offer on my place about three weeks ago. Concerning as it's in quite a big chain (half a dozen properties) but things seem to be progressing, albeit slowly.

    Had a call from the estate agent today suggesting that I should show the property to some first-time buyers (not specific ones, just generally) "just in case".

  • As a (hypothetical) buyer, i'm not sure how many sold houses i would bother looking at.
    If i wasn't aware it was sold (albeit in a long chain) and wanted to buy it, i would be pissed off when my lowball offer was declined because it has already sold for (insert price here) I would take that as you looking for higher offers and i would flounce.

    But generally speaking, it wont hurt to let others look in case the chain hiccups at some point.

    It's not cheap, no. Pitshanger has some things going for it though.

    FWIW I think that property is overpriced by at least £100k.

  • The only thing going for that place is the garden which is a good size.

  • Any reason you have not considered SE London? We moved from near Ealing to here a few years ago and wouldn't change a thing. Quite a few options available within that price range around here.

    it all looks like the same stuff for the same money but in an area I don’t know my way around from which access to things I like is harder.

    But you now if there's anywhere specific you think I should look because it has for example exceptional services / great schools / can get a livable 3 bed for £550k that will magically be worth 1.2m in four years time then please tell me.

    Fair enough. Long schlep to Epping but not impossible. It is a complete PITA to go anywhere West from here.

    But I think @Señor_Bear and @greenhell can talk about Norwood/W.Norwood and might give you some ideas.

  • West Norwood (or West Dulwich if the signs on the lamp posts are to be believed), is a lot more spenny than it was 8 years ago. We doubled what we spent when we sold up.

    Mad.

    Sydenhampton, and le Penge are so hot right now.

    Our neighbors will be selling up soon and retiring to Devon. It's a nice road.
