Any reason you have not considered SE London?
it all looks like the same stuff for the same money but in an area I don’t know my way around from which access to things I like is harder.
But you now if there's anywhere specific you think I should look because it has for example exceptional services / great schools / can get a livable 3 bed for £550k that will magically be worth 1.2m in four years time then please tell me.

Fair enough. Long schlep to Epping but not impossible. It is a complete PITA to go anywhere West from here.

Only where train tickets cost you £3k a year.
But I think @Señor_Bear and @greenhell can talk about Norwood/W.Norwood and might give you some ideas.

Any reason you have not considered SE London? We moved from near Ealing to here a few years ago and wouldn't change a thing. Quite a few options available within that price range around here.
