    Checked out the planning apps, small extensions to the ground floor and loft approved. Conservation area so everything seems to need to go through planning.

    £150k to move the kitchen to the right place, loft conversion, merge hall / reception / existing kitchen, new bath rooms, window repair or replacement, modernisation throughout, sort garden? Or more? On the surface it looked OK, but so much is wrong with it, both neglected and somewhat vandalised with laminate flooring and false ceilings.

  • +20k to fix whatever fuckery they've done to that brickwork at the front. It looks like rattlecan & tippex.
