I wouldn't hesitate to recommend Boleyn Van Hire on the Lea Bridge Road. Proper old school outfit most of the vans are marked up but all are solid. They were my Go To when I still lived in the area. Sure they will give you a decent price

Haven’t been up there for a while but that was a shitty rat run road with no redeeming features back in the day (I may be prejudiced as I spent many hours working there on the wholesale heroin trade there). However one was only ever a short drive from a lamachun.

There's a lot of weird and wonderful places on that road with a whole variety of studios and granny flats and the like.
@underuser53929 still a bit of a ratrun but a nicer road than it used to be.
If any of the plans to filter the traffic on that road actually come to fruition there's suddenly going to be a lot of £1m+ houses on there.

I've lived on that road for 6 years. The road is nicer now but traffic has definitely increased over that time. Saying that I'm always surprised how quiet it is in the flat. Maybe I've just got used it...
There was a point a couple summers ago where they closed all the rat run entries to the road (due to the bridge replacement) for 4 months. The road was a different place!

Anyone has any advice how to move between homes when into a chain? We are moving from a 2bed flat to a house within the same area. We understand that we'll have the keys of the new place the same day we have to leave the keys of the current property. 2 adults and one toddler and not too much stuff. Airbnb and storage? Sleep in the property and van with the stuff outside ready to move in the morning?

You are normally expected to vacate the property you’ve sold by lunchtime. You can then move into the new property once you have the keys for it, normally early afternoon.

We’re going to put our place on the market in the next couple of weeks, and hoping to just hand keys to an EA, and leave it empty so they can come and go with viewings as they please. Does this sound wise?

My flat was already on the market before the restrictions eased (the previous sale fell through during the lockdown). The EA relaunched it at a slightly reduced price, we got a couple of viewings as soon as the restrictions eased and they both made offers around asking price.
I'm seeing a lot of properties coming on to the market, a lot are new and quite a few that had previously been marked SSTC, at prices around the same as pre-lockdown so who knows what's happening.
Just handing the keys over and letting the EA have free reign sounds a good plan. On top of the places we requested to see we saw a few places as we were in the area, the agent had the keys and the property was vacant so we could just pop in.

There's a lot going on. I think EAs are slammed with people desperate to move and a load of historical sales that are either grinding to halt, falling apart or chugging along painfully slowly whilst everyone tries to figure out what's going on - BUT those people who have sold / selling but not found a place to move to are properly fucked now because if you call an EA about a place on the market you are basically going in to the back of a queue.
Very hard to actually proceed with anything.

Thank you for chiming in @aggi and @Howard good to hear first hand experiences of current situation.
Ours is very much a 1st time buyers house so not sure if that makes it more/less attractive, but we’re looking at ways to get out of London and back to Ireland ASAP (ie 2nd week of July as I have time off from work). We can get by leaving it empty for a while but if nothing happens by September or October we might have to look at renting.

Actually, had you actually been around to do viewings I reckon this is the time for purple bricks and yopa self managed viewings to be really really useful.

I guess your main issue is going to be the recent announcements around higher deposits being required which will cut down on the pool of first time buyers.
I think it's being pushed out to 15% deposit so it's not outrageous but I know a few people with 10% deposits that are currently re-evaluating what they're going to do.
If it's empty then there seems no harm in putting it on. You're only going to pay if they sell it. (Although obviously there is the lost revenue from renting.)

I accepted an offer pre-lockdown but buyers pulled out as they had been made redundant.
Re-listed the week of the first lockdown easing. Lots of interest as measured by views but only one party offering.
Previous accepted offer was £X35, think we can negotiate this new party to £X25 which is where I think I would sell. Ask is £X50.
