Am I being unreasonable here in saying we don't want to this and certainly not pay for it? The EA says they won't pay and will pull out otherwise and so is advising we pay
EAs will be desperate for anything to go through at this point.
I'd tell them to go back to the buyers and ask them if they actually want the place or not.

If they're putting a loft conversion in then you'd assume they'd be putting in steels in the loft anyway.
Ultimately though it comes down to how much you/they want it to go through.

In other news, my buyer has pulled out citing coronavirus uncertainty. Obviously means that I can't afford the place we were going to buy either so every chance that will fall through.
Bit of a pisser given that we'd got through the whole process and were just waiting to exchange.
There's always the possibility that they're just going to try and gouge the price but unless we can get the vendor of the one that we're looking to buy onboard with taking some of that hit then we're still screwed.

Neighbour what runs a removals company has said that it's been as busy as for the last couple of weeks as a significant number of removals firms have shut up shop.
He got more than one new customer this week who rang him because the removal company they'd booked simply didn't turn up.

We had some inkling that it may happen as they've been coming up with crap excuses to not exchange for the past week or so.
I may have a look into options of remortgaging and letting my current flat but don't really fancy the hassle of being a landlord, the extra stamp duty or being so exposed on property values.
Otherwise I guess it will be lugging a pram up to a first floor flat in a few months.

can anyone recommend one of those 'deep clean' type cleaners in the SE?
If you want I can email you the structural engineers calculations when I had our through lounge created 3 years ago at the same time as our loft conversion. You could then email that to the buyer together with a photo of the size of my steel beam and that might give them some reassurance that the size of the beam is either adequate or will need replacing. Either way it would mean you don't need your plastering hacked away at and they know whether it needs to be replaced or not.
