Go for it, grass is an easy dig over and you can tarpaulin any bits you can’t be bothered to dig over now. Shed, greenhouse and water are major plus points.

Nice one. Hard to tell from pic, if that's Couch Grass it'll need digging out not just covering or digging over, still not a huge challenge though. Enjoy!

Just 7 months on the waiting list and we've been offered a plot! There's a shed and a greenhouse, water on site, and it's not too far from home. This shouldn't take too long to clear should it?
