  • My service charge is £1200 a year and there’s still no reserve fund..

  • Ha yeah. Mine was £2400 and while there was a reserve fund, they didn't want to spend it on anything residents wanted. We've just taken the RTM and it's down to a more normal £1400 a year.

  • Ex council flat on an estate managed by Hyde southbank. No RTM happening anytime soon over here..

Wait till major works happens - really focuses the mind.

  • Or they just knock the building down and give you 10p to compensate.

  • Or they just knock the building down and give you 10p to compensate

  • what's happening

  • I don't like it

  • Had that when I first brought it then ten years later the current works were done, need to be out before 2025/26 and they break out some more works...

  • Any recommendations for house insurance? We don’t have a massive art collection or trillions of bikes, mainly plants and books but it would be good to have a reliable cover that doesn’t cost a fortune!

  • In a way this is the most value add post of this thread in quite a while.

  • Contents insurance I went with Hiscox after a recommendation here, based mainly on their almost limitless bike claim value.
However, they put the premium up three years in a row and even when I asked why as I had never claimed and can they freeze it, they declined. So I'm looking elsewhere.
Reliable insurance cover is an oxymoron though.

  • I'm a social influenza and am currently looking for sponsors. I could accidentally fall and hurt myself on your granite, get some photos done, get the sympathy, all the while your 'best and stylish Granite countertops and surfaces' will get crazy hype.

  • @user102645 What's your favourite bike? Cool name btw.

  • Reliable insurance cover is an oxymoron though. 😂

  • Thanks @BleakRefs @cornelius_blackfoot
Put in an offer contingent on finding out about major works, nothing unreasonable in the lease.

Wasn't the only person that offered the asking so have the fun of best and finals. Finger in the air, pick something that I'd be happy to pay, um and ahh a bit, offer in. If it happens, great. If not, oh well.

Now just need someone to buy my place.
Busy road is putting people off (though if they want a non busy road then they need to spend 200k more)

  • Good luck buddy, keeping everything crossed.

  • Any rough ideas on what a side return would cost? Nothing too fancy, although probably including a couple of big skylights.

Figures online seem to vary massively.

  • Have you done it for this?

  • mine is a full sized (not side return) .. it was slightly more than that

  • 20k more than you think.
45k min in London but easily double or more depending on finish.
We tried to get a side return for 70k and a small cloak room and it hasn’t really worked out that way...

  • Anyone own any land? Either field/meadow or woodland?

    I quite fancy an orchard.

Would also be interested in woodland (though not sure what for exactly other than sitting in).

  • Ours was £30k although that was 8 years ago, in London.

I think £40k should be achievable for standard type construction.
