  • We had the same problem twice, tbh I think you would be better off waiting until you have a solid offer on your place (with that and enough money for deposit we still struggled as some sellers much prefer first time buyers or agents end up swinging things their way anyway)

  • Tbh my problem with said fence is the fact that they seem to have made no efforts to come to an arrangement with the neighbour... We are not gonna ask them for anything in that front, we are just gonna make sure we don’t get short changed on any other way (ie make sure they get rid of the unbelievable amount of shit they stored under the roof)

  • Period correct frozen Sauasge/turd catapult I’d hope?

  • Also bastard neighbour.

  • Could be the sellers of your property are unsociable bastards and hence they couldn’t be bothered. As said here number of times move, get round there say hello and sort it out.

  • Both sides of our garden are abit shit. Having lived here for a year and being sociable with both sides I’m sure a common agreement could be easily resolved. It wasn’t something that put us of in the big scheme of things.

  • +1 to the just buy the fecking fence and cosy up to your neighbours if you're feeling generous

  • Yep. We had £130k budgeted for the refurb and I was concerned it wasn't enough.

  • This was a bit of a one off, we didn't have any real thoughts of moving before it came up so we were well behind.

  • Top tip for selecting a date when moving house:
Think very hard about how long it will take you to sort your stuff.
    Now double it.
    Now add a week.
    Done that?
    Ok, you should be fine.

  • Had 7 offers on our flat, the lowest is asking price (lol) and the highest is over by nearly 40k!

  • all that Aesop paid off!

  • Christ. Good work. Got a link to it?
(Mine's about to go on the market so would be curious to see something that's still going for over asking)

  • How much investigating can you do before you accept an offer?

  • No idea, think the agent does all that, I'm just gonna call and accept the highest. If they turn out to be sheisters the second best isn't far behind.

  • You are not being short changed in ANY way.
You buy a property as seen/after survey.
If you knew about the fence post those events you can't start whining now.
Their relationship with neighbour has nothing to do with you.

  • WOW in London? I've been trying to sell my flat for 4 months now, dropped asking price by £30,000 and still nothing...

  • E17, I think there's a dearth of flats and a surplus of people wanting 2-bedders. It was also ridiculously keenly priced to get people in the door (not that it needed it), so really it was more like 15/20k over the prevailing prices

  • Interesting I'm SE15, it was overpriced to begin with for sure (thanks foxtons) but now even at a more realistic price no one is interested.
The same flat next door sold for around price I'm asking for now. It was in a bad state of repair and mine is pretty tidy (GF is an interior designer).
Think I'm just going to rent it out for a year or two, instead of selling.

  • Once a property has been around a while and the price has been reduced people start to wonder what is wrong with it. Could be an issue.

  • You can go a long way down the road before you find out they're sheisters.
What if second offer are chain free? and the highest bidder are a buy-to-let business?
Just throwing some scenarios out there :)

This is exactly why we binned off our previous agents (of 8 months - 3 failed sales due to chain and idiot FTB's) and went with Yopa, who then sold it within a week.

  • Is Yopa like Purplebricks? would you recommend them?

  • Good to hear E17 is still super desirable... would love a bit more gentrification.

  • I wouldn't want to sell to a BTL'er but to be honest we need every penny with our move. Savage. Our biggest worry is that the purchasers bank downvalues the place. It's not likely but possible, since the offer was so much higher than sold prices in the area.
