this was how I accessed the loft on my previous house, obviously not to building regs but worked great and avoided losing floor space.

How challenging was it getting furniture up there? I've thought about something similar as it'd be more solid than the current solution (flimsy alu ladder seemingly held together by gaffer tape), but I'd just have one arm to carry things up...

It was fine, just used a stepladder when moving large items. Once you get used to it it’s very easy to go up with one hand because you continue up to the top and just step to one side
