  • Well they don't give any fixed periods, so guess they can more closely align to market rates as they don't have to build in the risk of future wholesale price increases, does mean if there is a wholesale increase this gets passed onto the consumer, but because you are not tied into a contract you can just leave if that happens.

  • Pretty standard layout. The trick would be to extend on top of the ground floor extension or do a loft conversion like next door. That 'bedroom' then becomes the office. But yeah.

    Places like that around my way where they want £1m for them. Can't imagine who in their right mind would entertain that idea.

    The price used to be out there on its own (and they delayed rises) but I’ve found lower now with Pure Planet.

  • Just received a letter from the property management co for my block who want £2000 for internal decoration work as the reserve funds won’t cover it apparently. This sounds insanely expensive. Can I refuse to pay it?

  • No you cannot refuse to pay it - it will be a question of when you pay, and how much not if.

  • I've been told that as the flat is reinforced concrete, none of the walls are structural but I could have been given duff info.

    Judging by the size and shape of the specific wall I want to partially knock down, it's definitely not load bearing.

    Does anyone have specific experience getting freeholder approval from hackney council?

    If the flats are RC then most of the walls will be non structural. Theres a chance (slim) that there may be shear walls which ARE structural. As a rule of thumb, the shear wall will seem way more sturdy than the others in the flat. Always worth getting a surveyor / engineer to have a look.

  • Did they follow the S20 consultation process, which is what they have to do for any works which cost over £250 per leaseholder.

    If they've followed S20 (i.e. they tell you the scope of works, you have an opportunity to comment, they take your feedback on board, and they get some competitive quotes for the work) then there's not much you can do at this point.

    If they haven't followed S20 then your liability is limited to £250. So it may be in your interests to let them do it, then tell them they didn't follow S20. A painful lesson perhaps.
