I've always used the approx 1/3 rule but ok with going over if it's temporary (up to 6 months in the past). Recently got a new mortgage agreement which included the "stress test" question of whether I'd be comfortable if interest rates went up so I was paying 55-60% of my net income... I certainly wouldn't be happy with the situation but they didn't seem to think it would be a problem. I'd be happy up to 50% short term, 35% long term.

@princeperch 26m² kitchen, pitched roof with a skylight and bifold across half the width. It's a terraced house which admittedly makes things slightly trickier.

Does anyone know of a good and reliable electrician? We had some work done by someone recommended by family when we moved in, but they turned out to be a bit of a cowboy. Now we're thinking of selling there might be some checking and certificating stuff to do which we don't really want to get ripped off for.

I wouldn't worry too much about the lack of certs tho (unless you know for a fact it was a bodge job- just say when you sell no certs can be supplied and buy a £20 indemnity policy)

The other half of the semi to where I grew up has just been sold STC, to pay for the care of the owner who's had to move out to a care home. When I was a child we used to go round occasionally to visit - he lived there with his mum and gran. They must have been the first occupiers in the early 30s. Never really modernised or extended - no central heating, no gas. I don't think anything had really been changed since his mum died which must have been at least 25 years ago. Beautiful and sad. He just carried on, becoming more and more anachronistic. Fixing things up, keeping his garden, cycling out to the allotment and looking after his gran's old house out in one of the villages. Until he couldn't anymore. Change is inevitable, I guess. Feels like one of the last threads to the old ways round there is gone.

Nice memories, hope someone can still take him out to allotments if he can make it. Saw some places like that when we were looking last year. Proper old electrical wiring and 1940/50’s kitchens and wallpaper. Sadest one we saw still had plates on the drier and old underwear still drying in the bath along with all trinkets of old holiday’s straight out the 60’s or so and full of similar DIY bits and bobs.
Anything of monetary value, which I doubt was much taken out and the family who were as we were told by agents want “as much as they can get”As sorry as we were for the loss of a home. It had damp snail infested carpet in the kitchen and my girlfriend almost threw up with the smell on the staircase.

Sadly he isn't up to the allotments these days. His cousin had been round to clear out the house so it's clean and pretty much empty for the sale. Hope they got a decent price, and hope my dad gets decent new neighbours.

My mother and sister both live in Argyll, I know the area quite well from visiting over the last 15 years.
Yes, the landscape is wonderful and property is cheap and it's quiet and there aren't many people. The community vibe is quite strong in the villagey areas.
On the downside; the weather is really grim, there are more or less no jobs, no broadband, midges 6 months of the year, you have to drive everywhere, road traffic accidents are common, it takes ages to get to anywhere.
Oh, and the towns are grim, too. Check out Dunoon.
IMO you need a reason to be there.
In Uckfield area looking at houses today, first place was only suitable for those below 5’10”, but it was from the mid 1600’s.
