Commission is negotiable but usually 1%. You only pay on completion (on your sale of your property’s sale price) so no sale no fee likewise solicitor costs. Go for it :)
That might be when it goes wrong at a later stage than I would reach - e.g. if the house we are interested in sells before we have sold ours, and we take ours back off the market, we would not have instructed a solicitor by that point.
