    Thought I'd ask if anyone wanted my sister's place but it went on the market xmas eve and they've had an offer at asking price already.

    Bonkers to think I could've swapped my modest two bed flat for it and still had change. It's even in a nice part of Leeds, compared to a slightly shit bit of London.

  • We have a water meter, I never knew we had a water meter. I’ve been paying flat rates. I asked them what I would have paid on a meter since we have lived here they told me I’d have paid less on the meter and I could switch now backdated to when I moved in. I’m now £300 in credit. Thanks Thames.

  • My wife has managed to find a place that we both like the look of quite a lot.

    The trouble is, there have already been some offers made on it, and our house isn't even on the market yet.

    We've got a decision in principle for the mortgage we'd need, and apparently the sellers are keen to sell it to people who want to live there, rather than developers who want to split it into flats and sell them on, which is what they've had so far.

    We haven't sold a house before - what should we be aware of? What kind of commission is normal? If this place sells before we've sold ours, which I think is highly likely, can we just take it off the market again without having to pay estate agents anything?

  • Commission is negotiable but usually 1%. You only pay on completion (on your sale of your property’s sale price) so no sale no fee likewise solicitor costs. Go for it :)

  • Are you sure about solicitors fees? I’ve had purchases/sales fail before and the solicitor always invoices for costs incurred.

  • That might be when it goes wrong at a later stage than I would reach - e.g. if the house we are interested in sells before we have sold ours, and we take ours back off the market, we would not have instructed a solicitor by that point.

  • Very illiquid market round here. A neighbor sold very quickly (completed within 5 weeks of putting it on) but had to accept a price which was 20k odd less than she would have got 18m ago.

  • I should know not to tempt fate. Had to do a bit of impromptu patching up last night.

    There was already a note from the Met when I got home, neighbours had called it in after seeing the pair of yoot responsible at half two. Luckily, diligent use of the mortice lock is one of my better habits so the only damage was to the glass and they didn't get any further. Fingers crossed it was opportunist, just a couple of cunts trying their luck. Weird thing is that I'd have thought it obvious that beyond the front door were a pair of solid wood doors for the flats, but maybe they hope that people might not lock those properly either.

    Inconvenience and expense of having the window replaced aside, a reminder to not get complacent about security isn't a bad thing.

    I'd guess the thinking is that if they could get through the front door quickly they would be able to set to work on the flat doors with a bit more time and without being seen. Although more likely is there isn't much thinking going on at all, just give it a go and see what happens.

    The mortice saved you but aren't there some regulations about not having a key operated lock on a communal door? Perhaps it's only on new builds or something, anyway, based on this, I'd just keep schtum and carry on using it.

  • Anyone have any recommendations for shutter suppliers? After just solid shutters for my bay window.

  • I got mine from California Shutters and very pleased with them. Didn't fit them myself but the bloke that did didn't have any problems. Got the slatted ones but they seem to do most the usual types

    I think they're the same company as Shutterly Fabulous, but one brand (CS) doesn't do fittings and SF do.
