  • Does anyone have any experience of buying property in Sweden? There is a house I like but I think it’s over priced. Is it considered bad form to put in a lower offer than the guide price? It’s been reduced significantly once before. Also if I make an offer to the agent are they legally obliged to pass it on to the vendor? Or can they tell me to get lost, if they think it’s too low?

  • I grew up just the other side of Cambridge and so did my wife (hence moving that way).

Definitely looking forward to easier access to cycling etc.

  • Does anyone have any experience of buying property in Sweden?

    Yes.

Is it considered bad form to put in a lower offer than the guide price?

Maybe, idk, but why care? Lowball all you like. Where is this out of interest, I'm guessing somewhere rural?

are they legally obliged to pass it on to the vendor?

I think so, yeah. It's what they keep saying anyway.

  • Ha, I lived in Letchworth, and Ashwell growing up (went to Knights Templar in Baldock for school). Didn't often get to Royston. The heath is nice for a walk though, and the back roads aren't too bad round the Ashwell/Odsey/Mordens/Shingay/Wendy/Bassingbourn area, at least the few times that I've ridden them.

  • Letchworth

The swimming pool with its wave machine was the usual request for birthday parties whilst I was growing up.

  • Small world. How old are you?

  • Fuck, once again i've just seen this. sorry bossman

  • No worries, a neighbor parked their car in front and have moved out and we got the truck pretty much to the door, so it's all good 😁

We have a lot of stuff!

  • Have you just bought a million quid house in crouch end?

Stationers park and surrounding streets are lovely. I used to love taking my daughter there before we bounced out of London.

  • Not a million quid because we only have the first floor, but I guess yes.

I really love it already. Totally stoked.

2.5 years homeless and rough sleeping
22 years in a sink estate tower block

It was worth waiting for. This place is lush.

  • Congrats it’s a great spot.

  • Congratulations, good area to move to. Plenty of nice places around there.

  • Nice, but not possibly not as 'interesting' as life on the other side of the tracks.

    Edit: Congratulations also.

  • New bedroom air-con is bloody lovely... We're putting them in our other two bedrooms as well and getting a fan and new light for the kitchen... We'll wait til our sparky gets back from seeing his family in France over Xmas...

Then it's a lick of paint, new stumps, turn the carport into a garage, build a nice big veranda, a new bathroom, a new kitchen and then we'll be done... Last three aren't a priority...

  • new kitchen.......aren't a priority...

Warming to the tiles now, eh?

  • The tiles are coming off when the new paint goes on!!!

I'd actually love to go full Southern European immigrant and subway tile the whole fucking kitchen... But I'd need to change the doors on all the kitchen cabinets and replace all the worktops if I did that... We'll see... I need to magic up some money to do that, I'm not rich anymore... 🙂

Lori's OT said she can get her air-con for free from the government, so we'll get two indoor units to share one outdoor and have cooling in both our 'studios', north facing so it does get a bit hot on that side of the house... She's also getting an adjustable desk, a big monitor and a posh office chair, all for free!

I forgot the solar, that has to be factored in too... There are new grants coming up for full battery/solar systems so we may take the plunge next year...

  • PS in other news... I got distracted chatting to my neighbour the other day as I was filling a watering can, six hours later when I was locking up the house for the night I could heard the gentle trickle of water as it was overflowing all over the garden... A full 10,000 litre tank practically all gone!!

  • Have you watched the Mike Nolan show?

  • Well obviously the Old Ale Emporium is way better than those pubs on the posh side of the tracks.

  • That's amazing, never seen it before...

That is pretty much my life, the smoking area at my local RSL also overlooks the Pacific... Don't often go because of the hi-viz twats that drink there like Mike, and if you're a woman you can totally fucking forget it... Unless you've got your hi-viz fella with ya...

The bloke I was talking to when my water tank emptied out has got an eighteen year old lad that he sent to public school, he drives a Ute and is training to be a builder... He's living the downwardly mobile middle class dream, it's so weird...

  • Sounds nice. Wishing you lots of happiness in your new place. Still no idea where Crouch End is tho.

  • Free air-con is better than regular air-con. Fact.

  • Over the hill from Finsbury Park.

Hope you settle quickly into your new home @Velocio

  • Am I being overly suspicious or should I plan on disaster?

  • So...two weeks on in the lounge floor saga...it's almost sorted.
Surveyor is being an enormous see you next Tuesday and won't admit any liability or not doing his job. (considering threatening him with a letter to RICS...although that process takes 3 months minimum apparently and we couldn't live with no lounge floor until then so the evidence is gone...)
Solicitor has said there's no point at all in trying to get any money at all out of the previous owners.

Lots of unexpected money pissed down the drain but at least i can jump around in the lounge again now. Found some nice engineered oak to lay too, with a little help from a friend. Things are looking up - even if I'm a bit (a lot) lighter in the pockets.
