  • So just to follow up on this, buyer is refusing to get an indemnity policy. The original extension (without regs) is c.35years old, the roof was replaced 10yr. ago and has regs. My mortgage has been approved so the bank clearly doesn't care. Would it be unwise to just say fuck it, and move on? I could always get building regs sign off or an indemnity policy of my own if it causes a problem in future right?

  • I thought the indemnity policy was only against the local authority coming round and forcing you to take it down? And there is a quite short time frame on that?

  • Yeah 12 months apparently, so we're well past that.

    Can lack of building regs sign off affect a buildings insurance claim? I'd guess not as otherwise you couldn't insure any Victorian house.

    Also on insurance, there's a big tree at the end of next doors garden next to our fence. I'll check but I'm guessing that counts as within 5m of the property, even though it's further from the actually building?
