    If you hate large social gatherings Viccy park may be best avoided, its getting busier by the year.
    I hate the tube too, have rarely used it in about 15 years.

  • That happened to me, no idea why. It meant that I was in a better LTV band so no-one else could match the mortgage they were offering and I stuck with them but I doubt it was for that reason (I imagine it would be frowned upon if it was).

    Yes but they can't predict the future? So if the Mco find a deficit end of 2018, and the seller sold in mid 2018 the new owner is going to pay. I think. Because nobody else is.

    Maybe the terms of lease detail this.

  • Slightly muddling my thoughts in the first post.

    A decent convayncer will hold a retainer. They then take the proportion up to completion from the seller and the balance after from the buyer. Returning any balance to the seller.

    However if that is not in place a quick Google says that the buyer is legally liable. :(

  • It depends on the annual charge, this is not something unusual a decent solicitor would ask for this, we are not talking about major works - but the annual service charge going over budget which in my case has done so both over and under every year in the last 4, anything between £60 and £280 per flat.

  • Maybe they are trying to tempt you into taking a higher advance / additional loan which would generate a bit of fees for them?

  • So just to follow up on this, buyer is refusing to get an indemnity policy. The original extension (without regs) is c.35years old, the roof was replaced 10yr. ago and has regs. My mortgage has been approved so the bank clearly doesn't care. Would it be unwise to just say fuck it, and move on? I could always get building regs sign off or an indemnity policy of my own if it causes a problem in future right?

  • Nice. Sounds like ours. Been rented for ages it’s seems but no-one putting any ‘design flare’ into it so retains all original features. Neighbours next door to ours with same house finding loads of terrible bits done to theirs as it’s been ‘done up’ least If anything’s messed up during the doing up will be on ours heads.

    Drain cctv and structural survey booked in this week. Money starts to flow through the fingers..

  • There're a lot of Warner flats available for that amount in Leyton E10 / Walthamstow E17, esp if you're OK being the Clapton / St Johns side. Mate of mine is trying to sell his for under that and has been for months now, and it's a nice flat.

    I'd still be tempted to buy the insurance - if it's low risk, it should be a low premium.

  • I thought the indemnity policy was only against the local authority coming round and forcing you to take it down? And there is a quite short time frame on that?
