  • Congrats. You going for Plykea? Or common projects? My Mates own Plykea and are only based down off the lea bridge rd so easy to go see have a chat if you go that way. Think common projects are in Stoke Newington and had a friend do their kitchen and were great for a more custom fit.

    Note to getting planning in Waltham Forest. We applied just for new kitchen within permitted development space in July and just got it yesterday. Maybe just unlucky maybe they’re real busy.

    Still not decided if Resi is or will be worth it in the end either as discussed

  • Also: how long does it take to come out and fix something if it's LA housing? Upstairs aren't responding etc etc.

    What’s wrong? Water Leak? If it’s from the place above then it’s them you need to talk to although if it gets real serious the building owner will step in.

    I’ve had water coming in from an upstairs flat for days before the freeholder stepped in.

    But then the buildings insurance sorted things.

  • I've already got the building owner involved, Lewisham homes.
    They've been round once, No answer.

    Upstairs are a bit unresponsive.
    As in: I've used the security buzzer. Pretty sure they opened their window looked out, saw me, didn't answer.

    Last time their washing machine leaked, they didn't answer the door and the fire crew were 10 seconds from caving the door in.
    Might be linked to why they don't answer the door.

  • As they're tenants upstairs, they rely on la to fix the stuff.
    I think its the pipe and render on their balcony. They're not going to fix that.

  • Cheers! And thanks for the info reg planning permission! My initial idea was get it all done right away but I really underestimated planning and planning permission lead times... reg kitchen, struggling to make any sort of decision really! Can't afford uncommon projects, hopefully can afford nicer than Ikea doors but prob going to go with this guy https://jongrant.london who built my wardrobe in my flat and is super good and super nice.

    I'm slightly terrified of the whole thing, friends saved up X to remodel their house and after uncovering a multitude of sins/rotting beams/bodged piping they ended up spending X x 2 and I am not sure whether we'd be able to rustle up much extra cash if it did go over (obvs going to have a couple of quid stashed away for when it does go over a bit).

  • That's weird - it's double fronted in the main picture, but the floorplan and photos suggest it isn't.

  • And there's no picture of the hallway behind the front door - it's been split into two houses, or the right hand side is an MI5 listening post.

    If you look at the floorplan, the landing on the first floor shows how large the hall on the ground floor would have been when it was one house.

  • Radiators... anyone any tips or tricks? Need a new one one the bedroom, would love a cast iron one but fear they are too big.
