    It was about 17k from memory - that included the office (5mx3m), installation, electrical connection, Ethernet connection & underfloor heating.

    We've just had an offer accepted on a 3 bed in Peckham. Trying not to get too excited in case something falls through!

  • It's certainly good value for money in terms of quality and ease of installation (it took less than three days). It's really well insulated and all the fittings are high quality.

    Things i would change would be having it dug down to garden level - i didn't realise when we purchased it that this was something i either needed to do myself or to pay for. The second would be they now offer bi-fold doors that span the whole font which would have been great in the summer.

    The final thing i guess would be that we never actually use the thing! We've got enough rooms in the house and the kitchen opens up entirely, into the garden, so we tend to hang out in there in the summer.

    It was built originally for me to work from home but my job changed shortly after moving and i now work from home less than once a fortnight.

    Obviously it's added value to the house so we've not lost money from it but we certainly don't use it enough to warrant the outlay at the moment...

  • I've seen loads of quite large houses with these things and I've always wondered if they actually get used.

  • I’m working from home a lot at the moment and having a totally separate environment would be quite useful. One without a fridge, for example.

  • If i worked from home regularly, i'd definitely spend a large portion of my time in there - it's quiet, warm and has no distractions.

    As a space to hang out in, it's too disconnected from the house to make regular use of.

    If we had kids i could see it as a really great playroom / tv room etc where they can make all the noise they want.

  • I'm a musician and my wife is an illustrator so having a dedicated studio space would be great. Probably worth the investment, plus will add some value to the house.

  • Yeah - if it really has a purpose like that then it's worth the money and i still think the one we have is high quality for the cost.

    We just don't need ours as much as we thought we would.

  • How much is reasonable for selling conveyancing costs? I've bought before but not sold, and just got quoted £1300 including VAT. Google suggests that's in the normal range but on the higher end. But this is London

  • Your conveyancing solicitor doesn’t need to be in the same part of the country. Don’t pay London prices.

    We just paid £649 plus VAT and they were very good.

  • It depends on the value of the house, but that doesn't sound unreasonable.

    You can get lucky with a cheaper one as above, but normally the cheaper they are, the more cases your person will be working on at any time.

    Also: how long does it take to come out and fix something if it's LA housing? Upstairs aren't responding etc etc.
