Every person who viewed my place was a "dead cert" to put an offer in according to the EA.
Turned out to be about 1/10 offered.
To be fair the non crackers EA told me to expect that exact figure.

Well, the first person to view just whipped up 116% of the asking price which we instantly accepted. Must be bonkers but who am I to judge. Having a drink to celebrate right now!

Ignore the agent until they tell you there's a concrete offer on the table, everything else is just noise.
