You would raise it with the managing agents and say 'I don't think you've earned your fees for XYZ reason and I consider ABC to be payable'. When they disagree you can tell them you'll be applying to Tribunal for a determination unless you can reach an arrangement.
Going to Tribunal is a lottery - if you're reasonable you'll have more chance of winning, but some judges are pro-Leaseholders while some are pro-Freeholders. If you get the latter, you could get fucked. So use it as a threat unless you really have to engage.
Ask me how I know this. I'm currently fighting a Tribunal appeal which looks like it's going all the way to the High Court. Some Freeholders are cunts.

Well that was unexpected. The scaffolding has a banner on it for the loft company. A pissed bloke just knocked on the door to tell (rant to) us that they had assaulted him by throwing sawdust and water at him, and that if there was any rubbish on the street from our (as yet non-existent) skip he'd be reporting us to Haringey council.
My husband made it clear if the guy has a problem with that company to take it up with them directly and stay away from us.

We found the perfect house for us at the end of August. Put our house on the market and received an offer within three weeks that worked for us but their flats offer fell through. They finally secured another offer this weekend.
The house we wanted sold on Friday. Solicitors instructed and surveyor in so no chance of a counter offer.
