Completed. At. Shitting. Last.
Doesn't even feel satisfying 'cos I've waited so long. Urgh.

Ours was a bit like that. Then it did feel better.
Congrats : )

Still waiting on mortgage approval for knotweed. I feel your pain.
Defo burning my flat down and walking away if this falls through.
Also fuck knotweed, because if you read a fucking book you’ll learn it’s not any worse than many other plants.

Maindy... I think. Was having a look at area classifications this morning and couldn't quite work it out. Right by Cathays cemetery (which is lovely).
Are you there too?

Cheers dude. Hopefully got someone recommended coming around soon.

It does get better! Well done.

Now to buy somewhere. Or not.

Quick poll please of what percentage people paid estate agents when selling and what conveyancing fees were?
We are looking at 0.9% incl vat and £299 conveyancing fees currently.
-
• #25536
That's really really cheap- we paid 1.25 + VAT and £1000+ on conveyancing.
Might be worth spending a bit more on the conveyancing - the less you spend, the more cases the conveyancer will have on the go at once (unless you've got some special deal)

Decorators in SE who would strip a wall, look at the plaster, replaster if necessary, repaper and paint.
Anyone?
Needed for quotes. -
• #25538
We had a decorator in to do our bedroom because we didnt want to do the wallpaper.
They left wallpaper paste stains all over the edges of the roof on the wall that was wallpapered.
We obviously complained the next day when everything was dry and it was clear this was stained.
Theyve given us a day to come correct it 3 times now and on the day either cancelled or not turned up and then apologised saying they were stuck on another job..
Obviously they have no real incentive to actually come fix this, am i fucked?

• #25539
Have you paid them?
They will be busy though. -
• #25540
Yeah they were paid on the day

Initial thoughts are not great, but keep pestering nicely. Everyone is agile with their projects now.....

Had something similar, I gave up and redid the work myself. I'd recommend constant friendly reminders until getting back to you is more hassle than just coming back and fixing their own mess.
Next time I get work done I'm inspecting and various stages and withholding payment until I have done final sign off.

Are they on Mybuider etc or other online?

Dickhead neighbour has finally got his arse in gear and there's a bloke out back fixing our fence...
He was supposed to come over yesterday and have a chat about what was gonna happen, but he bottled it... His wife sent my dearly beloved a text instead... Prick...

Three agents over at the weekend. One was useless, another wanted to price the flat 10k lower than the first in order to get bodies through the door. Don't know what to make of that, I struggle to see it jumping 10k over asking. Seemed to speak sense otherwise. Is this a trick to get it on and off the books as quickly as possible?

Maybe just sensible? It's not exactly a raging bull market out there.

Mortgage has been approved 😁

Yeah. Have a look at what equivalent properties have sold for in the area. You can tell if they are over / under estimating.
They will try and appeal to your greed, which basically means listing it at a high price that it won't sell at, a period of frustration, then a reduction in price to a realistic level.
Or you could just go in at the right price to start with.
3 phone calls to get the form.
