Apols to all the BH forumers here btw, I just can’t shake this feeling when I’m there that it’s got this wierdly Daily Mail vibe on high days & holidays, FT otherwise. It’s got some of the lovliest ‘housing stock’ in London (minus the wierd gated bits east side), hands down. It’s stunning looking. I’m just jealous of anyone who can afford to live there. Obvs.

After 10yrs of testing I would say Nunhead/Peckham/New cross/telegraph hill borders are your best bet
Good pubs, mix of folk, Derny cycle routes to town, London wankery readily available for little effort

Bermondsey is great, but now atrociously expensive
Herne Hill is so very very dull (that’s taking the velodrome, Brockwell Park and Canopy into account) and about to be ruined by Network Rail
