How bad is it? Are you certain it's jkw? There was some chat up thread about the risk it poses from a getting a mortgage pov. Even if the surveyor misses it it's still gonna be your problem going forward. Personally, I'd keep looking. It's afucker to merk and the stuff you use to combat it gives you cancer by all accounts.

I think the upshot is it's not seen as the terror it used to be, you should be able to get mortgage and insurance unless it's really bad, but is a pain to get rid of (takes years and the cancer thing certainly isn't great).

^ Main thing to check for is if it's in an insurance backed treatment program already. Should be fine if so.

I dont mind a bit of a long hard slog trying to kill something slowly - isn't that what life is in a way anyway?

Awful, but unlikely to be a worry if only using it once a year.
Sounds like it's being sorted and you can price the place with the hassle of it in mind.

@chrisbmx116 our house has been treated by the council. Killing it but no guaruntee offered.
Use of the weedkiller is somewhat more up my alley to. Ive had to do a safety review for use of the chemical at work. Occasional and not occupational exposure would be ok if you use correct protective equipment and wash afterwards

Cheers for the info, I'd not touch the stuff myself but having residual chemicals in the garden is what worries me.
This is the second place we have seen with the stuff, feel the whole area has a problem with it, might try and knock xx,xxx off the place to pay for the entire garden to be removed/replaced.

Not 100% sure, but the fact it's there might make that really hard/expensive. Digging it up is the worst thing you can do to spread it, so it all needs to be carefully dealt with and the roots and maybe even soil taken away to be disposed of safely. This was the major thing that put me off.

I'd also ask- how close to the house is it? My parents in law have some at the bottom of the garden, it's been treated. If it were right next to the house , id be a bit more worried than if it were right down the end of the garden.

No inside info. But if it's far enough away from the house and it's been sorted, I wouldn't be too worried about it (but would use it as leverage in the negotiations).

If it's the house you want don't let it stop you going for it but use the situation to your advantage.
The people selling it probably paid 200 k for it ten years ago so fuck them.

went through the valuation inspection thing today and saw the "will this pay off all your worldly debt inc mortgage and make you rich" (I paraphrase) tick box ticked "yes" so they defo did. -

Saw a great house today that we're keen to offer on asap.
Only minor thing is that it's not on mains sewage. Apparently the septic tank drains away naturally after a period of time in this system rather than having to be emptied.
Anyone got any experience of this?
