I'd argue against the first point, good la property built before 1979? Yes please. Room standards are good.
What we did?
Our seller said : hey, major works are due on this, i'll pay them from the sale proceeds (which ultimately we're paying, but the house cost rise blah fucking blah).
Ultimately: our solicitor looked after £10k till we were billed, we were billed, they paid, the remaineder ~2K( ithink) went back to the seller.
