Need to think about schools which seems to make it infinitely more complicated.

Yeah, Leyton is fine but by no means cheap.

Highams Park is tolerable if you don't mind being a bit further out and not on the tube. Overground to liverpool st is fine though.

Thing is I've been there and it's kinda not worth the money.
