Yeah, Leyton is fine but by no means cheap.
Highams Park is tolerable if you don't mind being a bit further out and not on the tube. Overground to liverpool st is fine though.

My view on schools is it's not like the '80s when most schools were shit. Most schools are ok now. When we were looking at secondaries, there were several within walking distance that I was ok with, just came down to which had the best vibe and what our kids wanted. I find the hysteria over schools tiresome.
Plus my wife's a teacher with 20 years experience, mostly in local schools.
Situation in Leeds may be different; I've not looked into it...
