As long as the boiler is 'room sealed' (i.e it pulls air in directly from outside, and expels air and condensate) to the outside you can put the boiler in any room you want.

Indeed, don't think we will accept anything lower than 15k off asking to be honest as feel the price is decent. Friends who know the place feel the price is fair, but then they are prob influenced by being friends and having quite a few pleasant parties at the flat... only time will tell!

You can buy a WHOLE victorian house like that for £500k-ish in London's famous Catford with less walking distance from station(s).

Given that I struck out on the new job I'm back to looking for a place with more space.
I'm not going East, as that's graphic designers and northern hairdressers who only feel authentic if living within 50m of poverty, and that's not my bag.
Other than that, running distance from Waterloo (which may, or may not, be on fire currently), which I'd define as 10-15km.

This. The lasted rented flat I lived in had the boiler in the bathroom. Inspected every year for 6 years I was there and checked a couple of times by British Gas when they were doing metery stuff. No issues whatsoever. I think the main concerns are usually around proer electrical grounding and distance from the bath/shower. Ours was over the bog, one dude just said, "don't lean on it to take a piss if it gets a bit sparky".
