  • Yeh I saw that yesterday. It photographed well. Will be interesting to see how much interest you'll get.. you'll know if you've priced it right within a week or so I'd say.

  • Cheers. You don’t think the price is right? Went between the 3 valuations we had and don’t feel there is much comparable for the price.

  • I know the area very well and if you'd asked me to value it blind from the pics , I'd have said put it on for 525 and you'd probably get 510/515. But values are so up and down who knows- you can always reduce it but it's harder to put the price up.

    I sold it at what was generally accepted to be the London peak (there or thereabouts ) and only had one offer on it after marketing it for 3 odd months.

    You may be lucky because as u say it's pretty unique/sash windows/ well decorated and it's close to the tube. The lack of comparables may be a problem for a mortgage valuer as and when it does sell..

  • I know that place well, always stuck me as the closest set up and location wise and they are usually priced 50k higher than places in our building. Although what you say contradicts that?!

  • Good position to be in, when we started we were in a position where we couldnt accept anything a certain amount but given that it has taken so long and several paycheques later we are fine plus we upped the price by £5k after first 2 buyers fucked off, 3rd one went with it.

  • The more expensive 2 beds in Connaught works are duplexes and oversized at 900 sq ft. They also have gardens and parking.

    The cheaper 2 beds (500+) are smaller on one level with no outside space or parking. A parking space alone is worth 25k these days if not more.

  • Oh and the service charges are killer in Connaught. One bed service charge was 2.4k 2 beds were 3.5k and 3 beds are 5.4k a year !
