    How much of a big job is this beauty - looks very fucked up but that area of Leytonstone is where we want to live and I looked at a house around the corner from it for £900k the other day (was bigger and nicer obvs).

  • You, again! We looked at that place but a woman died in the fire which put my partner right off.

  • How do you get into the bathroom?

  • Rough guess, £100k to rewire, replace plumbing, floors, windows, replaster throughout.

    Maybe another £20k for new roof.

    Then however much you want to spend on kitchen, carpets, lamp shades etc.

    If you have enough cash to do that work after purchasing and you don't need to move in straight away, looks like it could work out.

  • 900k in Leytonstone?! When did that happen?!

  • Remember to hold back a couple of grand for the exorcism.

  • Probably the same time as half a mil for a burnt out 80m2 shell!

  • No photo of the back garden, probably in a state.

  • Good excuse for another fire.

  • Ha. didn't notice that on the plan, not very clear is it.

    Door is on the landing at the top of the stairs. so basicaly an ensuite without being an ensuite. This means that guests can also use this bathroom without traipsing through my bedroom.

    There's also a small skylight at the top of the stairs which makes a hell of a difference light wise.

  • Sold our first house through KFH. Useless. This was 18 years ago but f*ck me they were rubbish. Good luck, I feel for you...

    Currently buying through FJ Lord and having a similar experience... The sooner the internet does for this bunch the better in my book.

    Buyer has gone on holiday without responding.
    I've put it back on market. 5 viewings booked in for next week within 2 hours.

    Buying.
    How long is it fair/ok to stall on the offer i had accepted? Should I just ring and say "look my buyer's being a dick, my offer stands, but i understand if your client wants to remarket"

  • House we're trying to buy is back on Rightmove apparently. EA said "don't panic - I will delay any viewings until the tail end of next week" and allegedly even if a cash buyer comes along he said if we get our offer through they'll switch back to us but it's all 'his word' etc which I can't say fills me with confidence. "I have to be seen to be doing the best for my vendor. If it didn't go back on the market and your offer never comes through I would be accused of not working in their best interest." Chased broker and get nothing but voicemail day after day.

  • Bought a really nice Victorian house in Bromley once. Went to view and the only piece of furniture in the whole place was the bed in which the old person (it was probate) had died. They had obviously been there a while before being discovered (without going into details, you could tell).

    I managed 2 years there, before I forced the missus to move as I could never escape the fact that the oldie had been laying (in our bedroom) dead.

    Wouldn't buy a probate (where they'd died there) again.

  • Get a new broker? Mike at Crystal Clear is the forum favorite.

    Also leave a voicemail with L&C to say you they have forced you to look elsewhere. They might up their game when the realise they are going to lose their juicy commission.

  • Feel we've got to be at least close with l&c and current lender and don't imagine we'd be able to transfer our application from one broker to another. If we miss this one then yeah I won't touch those guys with a barge pole in the future and have a fairly hefty list of errors which can be proven/tracked I'll submit to their "did we do ok?" panel.

    Yes. Keeping them informed will mitigate some of the problem of delays.

  • I'd have thought most Victorian houses have seen a death or two over the last 100+ years.

    Assume you got a new bed?

  • People die in houses all the time. If it's an old house 100plus years old odds are someone's croaked it in there at some point. Wouldn't bother me personally.

  • Fair points. It was the lying there for a while that spooked me a little.

    Got a new mattress and kept the duvan. Waste not want not.
