Does anyone have any experience with drawing plans for the Land Registry? I might have to do this as I am cleaning up a few messy land titles. Can I do it myself? Costs are mounting up.

As in Deed Plans etc? It should be pretty straight forward if you buy the OS Map to correct requested scale and just red line it on autocad, photoshop or even paint.

https://www.lfgss.com/comments/14204976/I did a similar thing with my brother last year - we got three different estate agents to value it and give us a range 'from x to y' - then averaged this out. We also asked them to be realistic considering that the market has slowed down recently.
It's a tricky situation with a hostile party - which is why is good to agree on this stuff before you buy with another person. I know someone who refused to sell to her ex for anything less than 50% of the full asking price... even though they ultimately sold it for much less.

I'm in same boat now. Offer accepted on a do-er upper in Mcr. Agent rang me on one they cancelled my viewing on, back on market. Same price. All done up. Furrrkk.

Yeah, my view is estate agencts can be a bit more generous than realistic at times,
I guess have to give them a strong brief (along with an envelope with a couple of £20s) about the strong economic headwinds, the Japanese knotweed and possible infestation of various killer fungi/rats/zombies -

Its all subjective isn't it... but personally I would want to do a lot more than just redecorate. On my list was... new extension doors/end, new loft conversion wall, move downstairs toilet, replace fireplace, new floors throughout, and more... but thats just me. I'm sure it could be great with a lick of paint and some actual furniture.

The problem is that most people would say yeh it looks ok and move into it as it is. You've priced it as you did because of the work you want to do to it. Most people would pay the sticker price because it's perfectly habitable and they don't want to do the work.
I think you need to find an utter wreck for this strategy to work myself...

Not quite. My problem is work has been done but not to my taste, so I don’t want to pay for that work and to pay to re do it. I’m not after a total wreck just somewhere with original features and nothing extra I don’t want. The 70’s really took their toll on Walthamstow too...

Yeh I get that. But a lot of ppl will say ah fk it it's perhaps not what we would do but it's fine and pay accordingly. You low ball and don't get it.
The irony of the 70s is that people spent a lot of time and money ripping out the Victorian features and all the hipsters are now spending a load of time and money putting the Victorian features back in (what I'm currently doing)

Solicitors, we let our mortgage advisor appoint our solicitor last monday. who called us almost immediately to take a £60 deposit of some sort.
Since then we've had nada from them. they were supposed to send a bunch of stuff over to us according to our advisor. I called multiple times last week and all times rang through to answerphone where i left messages. No call backs at all.
We got a letter through from them on tuesday this week that contains our contacts name and then a whole page on how to send them money when they ask for it.
Called multiple times again this week, our advisor has got into direct contact twice this week (he seems to be able to get through on the phone fine) and both times they've said 'we sent the welcome pack! we'll try again'
Starting to think if they can't even get this right we should look for someone whos at least responsive. will this look weird to the vendor?

unless your Mortgage advisor has come from an excellent recommendation why let them chose your Solicitor? When I sold my house last year I did a price comparison and used the cheapest with half decent reviews. Had no problems and saved a few hundred on the local company I had used in the past. - SP Law. They were a little slow but got the job done and always answered the phone.

"Their solicitor has informed them that they will be responsible for the maintenance of the exterior of the property (which is normal when being the freeholder) and they have told me that they don't have time for those kinds of responsibilities”
What did you expect for a freehold-fucking-flat?

Location doesn't really matter, they just need to know their shit and have good insurance in case they do not know their shit.
I'm trying to buy the ex out of the flat we own and obviously arguing over the value
Does anyone have a chartered surveyor who can value it they can recommend?
