I did a similar thing with my brother last year - we got three different estate agents to value it and give us a range 'from x to y' - then averaged this out. We also asked them to be realistic considering that the market has slowed down recently.
It's a tricky situation with a hostile party - which is why is good to agree on this stuff before you buy with another person. I know someone who refused to sell to her ex for anything less than 50% of the full asking price... even though they ultimately sold it for much less.
Yeah, my view is estate agencts can be a bit more generous than realistic at times,
I guess have to give them a strong brief (along with an envelope with a couple of £20s) about the strong economic headwinds, the Japanese knotweed and possible infestation of various killer fungi/rats/zombies
