The council have rejected our extension plans, again. Having finally looked at the drawings, they’ve decided they don’t want to set a precedent for pitched roofs, even though every house in the area has already been extended.
Architect resubmitted within 10mins with just the dimensions and no drawings, but we’re yet again looking at 6-8weeks before we get a reply. Balls.

Viewed the spenny place this morning, very nice (Grade 2 listed fully redone internally by the architect owner blah blah) but a bit too much money and still too close to Grove road and it's constant sirens...

Solicitors emailed me asking why I am selling. How the come price is more than I paid (!?!) And can they have a breakdown of any works that I have done and what the costs were.

^ I would definitely be asking a lot of questions in that situation if I were the buyer. If it’s obviously been freshly done up that’s one thing, but if it seems like there’s something making living there sufficiently intolerable for the vendor to suck up the costs of moving again so frequently, that’s a huge red flag that I would try to investigate.
Has the market really picked up that much in 6 months? I imagine the solicitor is anticipating the moment when his / her client’s mortgage valuation comes back at the lower transaction price, which might be a problem if they are on a very high LTV deal.

@NickCJ Yeah but it's fucking stupid to ask those questions after making an offer and getting the spendy solicitors involved.

They would be disclosed - formally through the PIF, should Harringtons have made any formal complaints about them to the freeholder or council etc.
If he hadn't made a formal enquiry, then they don't have to be disclosed. One person's noise issue is another persons non-issue, too.
(I hate noise BTW, and when we bought our place, I was going round there at nights before we put an offer in, to try to get a sense of what it was like. Always do your own research....)

Price increase is not hefty. 5%. But yeah, they coulda asked all of these questions before we both paid money on account.
There was a a bit too much noise for my liking, but I do think it can be sorted fairly simply (carpets above).
Anyway. I've provided a list of improvements made as I have spent some cash on it. Already agreed to 2% off asking price. And there's scope for buyer to add 8-10% instantly with a layout change (my original plan).

Yes and no. In a weak market like this I’m sure dickhead buyers will take the approach of making an asking price offer to get the place taken off the market, then chip chip chip for any issue the solicitors can find.
In the grand scheme of things a solicitor is really not that expensive if the sale doesn’t go through, a couple of hundred quid max.

nah in normal purchases the solicitors are there to find fundamental issues with the purchase / lease / freehold and to make sure nobody gets screwed / robbed. Finding small negotiation points isn't their game but they'll be happy to help because hey they get paid anyway.
It's stupid because the questions could have been asked through the EA and direct to the seller before the sale, and, solicitor or not, the answers are up to the seller. By putting them through the solicitor the buyer has only lined their pockets and looked like a newb with no clue.

Its an AML thing.
I am just going with what I have previously been told so don't know how universal it is.
That said, we were refused a mortgage with Accord and Barclays two years ago when the property had been owned for less than six months.
