Unexpected crumbly shite existing plaster mean all the walls and ceiling need to be reinforced with mesh before new bonding and skim can be done. Extra labour, extra $$$, but hopefully buttery smooth walls will all be worth it.

We want outdoor space more than we want indoor space and quiet is a premium. two things that dont come round much when looking for 1 beds in london

At least your ceilings aren't falling down like mine were. The bad cracks can br scrim taped before plastering which usually holds things together.

Have you considered Plumstead?

Great fun - we've just had both bedrooms, bathroom, hall, stairs and living room skimmed to cover up some delightful textured paint and artex.

They're just putting the mesh over the lot.

I'm sure you are already but take this opportunity to move around plug sockets, lights, switches and maybe even route the odd HDMI (if you're putting a TV on the wall) as you won't have another opportunity this low effort...
