That estate was nice to look at when we were shopping in Streatham 4 years ago.
Seems big, are you on the football court side or the main estate bit (it's split by the road isn't it?)?The school is supposed to be good and it's of the main road of Streatham so quite good.
Normally, I'd say ex la be cautious. But as this is Lambeth I'd probably say be extremely cautious.

First one we've thought 'wow' at, another ex LA though. Small estate opposite some 'nicer' new houses across the road.
