My own little bit of E11 seems to be all over the shop with values and vendor pricing.
Some very ambitious prices in recently added houses
My house is pretty much like the one in Steele road and I am pretty sure it isn't worth anything like 675k or above.

Could anyone recommend someone who serves SE15 for party wall render/repair please?

Any recommendations for aerial installers in North London? Cheers

• #22755
s'up? is it render issues, or pw issues you need?
-
• #22756
That was the one, thanks. Will get in touch.

I may have missed the point you are making but the places you posted have hugely varying areas between 850 and 1450 sq ft so I wouldn’t expect them to price the same.

Recommended Glazer Delmar for my brother after they were great for me and...they've been pretty shit; causing delays due to slow responses, sending emails to the wrong people, incorrectly asking for money to be transferred (and then trying to correct this error but sending an email to the wrong person).

Water ingress due to cracked render I think. Think the chimney on the other side needs repointing too.

6 viewings down.
First one we've thought 'wow' at, another ex LA though. Small estate opposite some 'nicer' new houses across the road.

Has anyone bought a house via online auction? Specifically https://www.networkauctions.co.uk?
I'm slightly apprehensive about putting down £2-£3k immediately (assuming I won the auction) before seeing a survey or actually knowing much about the property!
Any guidance? Cheers, Joe -

can't believe they managed to keep the kitchen and bathroom going for such a long time.
-
• #22763
Hah my parents had those kitchen units in the 80s. Wonderful.

I think they may have become a victim of their own success if that's the case.
I recommended them to my partners uncle as he's having some problems with an HMO he owns but they couldn't take any more business on as they simply didn't have the capacity. They were fantastic for us. -

Saw a second flat that we liked even more. Not ex-la smaller than what i posted above but it seems a lot less ‘risky’
Trying to find out why they didnt have a washing machine though.. it has the space

That estate was nice to look at when we were shopping in Streatham 4 years ago.
Seems big, are you on the football court side or the main estate bit (it's split by the road isn't it?)?The school is supposed to be good and it's of the main road of Streatham so quite good.
Normally, I'd say ex la be cautious. But as this is Lambeth I'd probably say be extremely cautious.

Thanks all, going to place an offer tomorrow for a place in west dulwich if answers to our questions are satisfactory
Its listed at 349500 OIEO, been on the market for 4 weeks at the current price. The agent was in no urgent or pushy on Saturday saying we should get back to him monday with wuestions and we can book another viewing if wanted. Compared to others doing the classic ‘let me know end of day ifyou want to offer)
Were FTB and shes got no chain already moved out into her partners property. Worth offering 340?
-
• #22768
I’d go less than 340 as it doesn’t sound like you are ‘in love’ with it.
-

You get one chance to go low with your first offer. The trick is to believe in your offer rather than just offering lower than asking because it’s the current trend.
Do your research. Look at what equivalent properties have sold for in the area. Factor in any obvious negatives, ie a lease that needs extending in five years, obviously worn out kitchen or bathroom, share of freehold / Leashold risks etc.
Been in the area at night? Try it.

I'm probably missing something simple so please feel free to hurl abuse.
I am on a 5yr fixed mortgage. Monthly payments from me to Halifax are all the same. I am overpaying by £500 a month currently.
Therefore, seeing as the interest rate is fixed and I am overpaying, I would expect the actual value of interest charged each month in pounds and pence to go down seeing as I am only eroding the outstanding loan. Especially since I am overpaying.
However, the past few months' interest charges since I started overpaying were as follows;
Nov 17 - £527.58
Dec17 - £542.44
Jan 18 - £540.37
Feb 18 - £485.64
Mar 18 - £535.93What am I missing? I naively assumed these values would only go down seeing as interest rate is fixed and payments outweigh the amount of interest.

Can anyone explain to an idiot (me) the implications of the changes in BTL properties coming in 2020? Am I right in assuming I would pay tax on every penny paid in rent? @40% as it would be highest tax bracket I’d guess? How much would that work out a year?
-
• #22772
@stevo_com less days in feb?
-
• #22773
Daily interest charges...
Nov 17 - £527.58 / 30 = £17.59
Dec17 - £542.44 / 31 = £17.50
Jan 18 - £540.37 / 31 = £17.43
Feb 18 - £485.64 / 28 = £17.34
Mar 18 - £535.93 / 31 = £17.29 -

Any recommendations for a surveyor to carry out a homebuyer survey in New Cross / SE London?
-
• #22775
Could be that the monthly payment stays the same but you're bringing your final payment date forward- that's what was happening when I was overpaying.
Viewing 3. Nice. Not the one. But nice. Faith restored that its not a hopeless.
