It'll depend on your square footage*, I'd fire him an email with some measurements and ask.
We have two types of parquet (I used a load from a flat upstairs) and it turns out they were different types of wood, the chap stained them so they look to be one type of wood, which was handy.

I went through this last year. I ended up paying about a grand for a decent door through valuedoors, but there were cheaper.
Whether or not your freeholder can force it through the service charge or just ask you to do it depends on the wording of your lease. For us, doors were the responsibility of the leaseholder, so it was on us to replace them at our cost. However the managing agent didn't understand the regs so he sent out generic comms saying everyone needed to upgrade to FD60 - so many people rebelled because they read up on the regs and this was just not correct.
Depending on the age and type of property, this or this will be the fire reg document but FD30 seems fairly standard.

Due to complete tomorrow. Solicitor sent bank details today. Tried to transfer MMMYYYY cash, bank only letting me do 20k max. Went in to bank to do it. Same deal. Wouldn't do it without my passport.
I don't have my passport it's in another part of the country and I can't get there.
Well, we can't do anything. We need photo ID.
I've got my bank card. My PIN. Various utility bills. Council tax. Letters from solicitors. A mortgage offer.
Driving licence?
No. I don't drive.
Tut tut.
(on phone to solicitor) My solicitor will send a certified copy of my passport.
How?
Erm. Fax. Email?
No. I need to see it. In my hand.
But.
NAHHH. Not having it. We're the fucking bank. We're not doing that. Besides we close in 20minutes.

Mine did this to me. Why he left it till the day before to provide the details, giving me a few hours to instantly shift so much money. I was very stressed by that point and shouted at him.

I'm in Teesside. Solicitor in Manchester. Can't get there. 2pm must be due to village life (Stokesley??) or the snow.
I've accepted it now. And will wallow in my anger.

It's not the bank's rules specifically, it's the UK Anti Money Laundering Regulations.
Transfers over a certain amount need original photo ID to be shown, copies (even certified by a solicitor) are not allowed.
If the bank let you do it without being shown original photo ID they can get screwed over.

Nah, I'm from Teesside. Family live nearby Stokesely. I'm stopping here whilst completing on a place back in Manchester.
It's a great area for riding though, loads of countryside, Cleveland hills. Do miss that.

Does it make sense to pay £1000 for a mortgage product which saves just over £1,400 over 5 years?
I guess discounting the £1,400 back to present value would suggest not. But it still saves actual cash over the term.

Over 5 years it's only £6.67 a month cheaper.
