You are legally required to leave items included on the exchange of contracts inventory or financially compensate for them not being there.
It's sort of the same for leaving things; you can be taken to court for just leaving loads of stuff to be dealt with. If you inform them that you'll be leaving the sofa and they don't want it, i'd strongly recommend getting it scrapped.
Some good advice here: http://www.fishers-dewes.co.uk/site/blog/conveyancing-blog/what-to-do-if-there-are-fixtures-and-fittings-missing
The key thing is to get it resolved before completion. After completion, it's costly and time-consuming to go about getting money or items back.
Not moving this week now (even though we advised this was our intention 3 months ago, the sellers need time to 'clear out the property', it's fucking empty, I've been in it) now we are moving 22 Feb, which at least gives me some time to sort this garage out a bit before the move.
Also, the list of shit you fill in that your leaving, what happens if you leave extra or less?
We may have to leave our sofa, but haven't warned them of that, also they said they are leaving an oven, washing machine and tumble dryer, none of which were in the house last time we were there.
