You consider custom ti like @Saffronspokes here? Price seems reasonable for frame.
Can get geometry you want and clearances etc.

I've ridden my carbon TT bike on gnarlier (not gnarly) sections than any of my MTBs (as expected of someone who doesn't go mountain biking). :)
