diving in a bit late here, but it isn't as simple as the developer paying costs. if it is a prty wall, and the works to the wall benefit both f you, you may need to split costs. this is where most of the disagreements come from. third surveyors get involved, etc...
just to note - it is a party wall issue and they have not obeyed the act, this will be frowned upon, should any dispute arise

How long after a survey being done can you expect the report?
We sent our guy in yesterday -
• #21504
ours was done on monday, it was ready on wednesday, paid for it today and just waiting for them to deliver. which reminds me - where the cock is my survey?
-
• #21505
Our managing agent is such a wanker.
-
• #21506

Is there anything that acts as a check or balance for managing agent fees?
I've just been charged £90 to cover the managing agents time that they might spend talking to my solicitor during a remortgage, which I feel takes the piss.

How is this holding up? I painted ours and it hasn't held up that well, cracked and chipped etc
-
• #21511
victorian house, lots of wear and tear, £150k cheaper than the 'done up' houses around. Its going to be interesting.

Couple of chips on the first couple of steps as we come into the flat that need redoing, but generally it’s fine. Still happy with it, and the tiling hasn’t cracked or moved at all.

Schedule 11 of the Landlord and Tenant Act 1985 contains provisions which require administration charges which are payable under the terms of your lease to be reasonable. Charging for something you might do, but you might not, would not be reasonable. If the £90 isn't payable under the terms of the lease, on what basis are they claiming to be entitled to it?

"We've been in this situation before, and your solicitor will ask us to do stuff, and they never pay us for that work so we're charging you for it so we don't lose money later"

And then held the details of the building insurance (£18) hostage until I'd paid the "doing stuff in the future" charge (£90).
-
• #21516
Couldn't you get these details from your current lender?
-
• #21517
Fire the cunts.
-
• #21518
Right, a big fuck you is the answer to that.
-
• #21519
I had to pay it, otherwise I could not get the insurance details for the re-mortgage, which the managing agent has delayed for weeks by refusing to release the insurance details until I coughed up.
-
• #21520
Felt like extortion, to be blunt.
-
• #21521
You're entitled to details of the building insurance cover for free - section 30A of the Landlord and Tenant Act 1985 and the Schedule to the Act.
-
• #21522
How much shit do you think you could get into their letterbox?

Hah, well, that's me well and truly tucked up by the cunts.
How can I use this information to get my £108 back?
-
• #21524
You can try. But if they tell you to piss off, what do you do?
-
• #21525
Nothing. Which is annoying.
Agreed, have a friend however who invested £40 large at the beginning of the year, he is expecting it to go to $50,000 per BTC before he sells, I don't know why or how it will get to that level, but then I also don't know why or how it got to $11,000
