    When do I need to set my own surveyor loose to do a proper look?

  • the received wisdom is to do it after the bank has done their evaluation. if they refuse your mortgage for whatever reason, you've not spunked cash away on a survey for a house you ain't gonna buy. presumably you're opting for the bank drive by, wind the window down and confirm the house exists red top survey?

    we had our first place turned down because the mortgage consultant from the bank noticed it was next door to a car repair shop... on google maps.

  • Get the mortgage valuation done first. If anything really bad shows up in that one then you don't need to pay for your survey.

  • Don’t underestimate limescale for restricting water flow. We had barely a dribble out of the shower when we moved in so got onto the water co, plumbers round, asked the neighbours how theirs was. On the verge of getting a power shower fitted when a handiman who was putting in a fan offered to check water inlet. It was full of limescale so he cleared it out and now it’s like niagra falls.

    Commercial premises next door bring added risks that some lenders do not like.

    They have your home as security. Suddenly it could turn out their security is worthless (or much less) if the commercial premises does something 'interesting'.

  • too near a commercial premises for their liking presumably. i reckon a valuation is mostly about "how easy would it be for the the bank to shift this property if we have to repossess said house because the buyers we're lending all this cash to turn out to be shit at paying a mortgage"

  • THat's gonna fuck any potential buyer then, right? What's the responsiblity of the garage owners to remedy? Shouldn't they be checked for safe practices, certified and then that certificate stapled to the forehead of computer says no mortgage consultants?

    Obviously this is pointless now for GH but things like it annoy me.

    Not their problem.

    There's a whole bunch of property types that some lenders won't lend against. That should be priced in when making an offer / purchase.

  • @greenhell oh yeah, I only want the banks money, not their opinion on the house.

    @hiraethus I want the full fat survey as it's had a couple of extensions in the past (loft extension/ conversion and a flat roof extension to the garage) not going to get any money off from the seller for issues as we already got it for much less than asking, but need to know if anything I've not budgeted for will arise.

  • Seeing houses being reduced in Walthamstow for the first time, think agents got bit piss-takey about what a 3 bed project with a downstairs bathroom and no garden up the arse end of Forest Road is actually worth. Turns out NOT over half a million beer tokens.
