The EA we used was very insistent we saw their mortgage advisor to see what we could borrow (then they knew if we could afford the houses we are looking at)
Did see him, found out he charges £500 'arrangement fee', got the mortgage in principle, then told him he was a cheeky cunt and we had no intention of using his greedy services.

Yeah that'd be nice.
Some vendors/agents don't even let you in the house until you have sstc. So I couldn't make an offer until that was the case. (Then my buyer pulled out, and then I accepted a new offer, this is all within like 10 days)
