Mortgage should be approved today so I'll book full survey in next week and see what horrors that report has in.
Either way I'll be glossing over anything due to the pub garden backing onto mine and the possibility of creating a private entrance!

This was discussed a few pages back. There's a chance you can get a better return elsewhere but dumping money into overpaying your mortgage is probably safest.

The other thing is that if you throw enough money at it you may get a better LTV band when you renew which will get you better rates.

A very basic question: how does overpaying work? I know what the limits are for how much I can overpay, but do you have to spread this out each month or can you make one massive payment near the end of your fixed term? That would allow me more flexibility because presumably once the money is paid in it's not easy to get back out without remortgaging.

You can pay whenever you like but the sooner you pay the sooner you start saving interest (obviously). If you reach your repayment charge limit clearly you can do it at remortgage time (just borrow less)

The terms vary from different lenders, but my terms are that I can overpay by anything up to 10% of the remaining balance of the mortgage every year, this can be made regularly each month or a lump some at any time.

You call them up and tell them how much you want to overpay and when.

They then tell you if that will trigger a fee

They can set up a standing order or a one off payment

Getting the money back is usually OK - just ask them what the process is.

Viewed a place last week. Told the fuckers to let me know if any offers come in etc. Just sold my house for the second time in a month. Go to book a 2nd viewing on this place with a view to bidding and they say it's sold. Thanks for nothing fuckwits.

Maybe. But I've lost out on three places now. And the market is slowing into crimbo with not much coming on. It could really change my plans. Grrr, I just wish they had to have some kind of basic competency test. It's not a hard job. Just ring people. Communicate.

I'm in two minds about it. I get where you are coming from, but at the same time, if I made an offer on a place and then the EA when running around calling everyone who has ever viewed to try and get them to make a better offer I'd be pretty pissed off.

Electrician recommendations!
Seems the builder I got to put in my kitchen incorrectly fitted my range cooker, using a 13amp plug, when it needs to be hardwired in to a 35 or 42 amp connection. Since this wasn't done it's fucked up the 13amp plug that was on the cooker and the wall socket it was connected to..

Needs to be South West london, good and not hellish expensive..

It's partly their job though, they are acting to get the best price/deal for the seller. So when I expressed significant interest, as in making it clear I'm ready to bid, I expect to be kept informed.

I mean, of course, they can't go around saying Mr X offered £xxxxxx, but just communicate what's happening.

edit - i'm not looking to gazump folk, to be clear, this was a case of the vendor considering an offer, it wasn't straight up accepted and off the market. I see that as the difference between 'under offer' and 'sold subject to contract'.

That kind of thing sounds house-fire serious. Can you not put some pressure on your builder to fix it?

Surprised it fucked the plug and socket. If the socket had a 13amp fuse in it then that should have taken care of any larger current.

Just make an offer next time. That will get their attention.
