They often offer insurance to cover cases of non-completion and lost fees. I'd go with this option as you can then use your preferred/recommended solicitor.

Yeah they charge you a bit extra but it insures you against the buyer wasting your time and whatnot.

I'd ask the indie to chuck it in for free if they want the the work TBH...
