I do like the no complete no fee clause, everyone seems to have a story about buyer drop outs at the final hour.

EA asking for £1200 + VAT (leasehold fees included)
Best independent (and recommend in the thread) £1100 + VAT

We had similar. I just went back to the EA and showed them my quotes from other firms, which they then matched.
They were keen to keep everything under one roof, so to speak, and avoid multiple independent parties. So speed the whole thing up ours knocked c. £1200 off the total fees (we are buyers)
