You could buy yourself a chain-free 3 bed house, with a garage, private parking space and small garden - 5 minutes from the tube in Brixton and no work/renovation required - for £600K. And have the added bonus of me as a neighbour...

that's actually quite OK. Lease or SoF? what's wrong with it? other than being next door to you?
-
• #19185
what's wrong with it?
Looks like it's modern, and on an estate.
-
• #19186
It's the same as mine - freehold, with a service charge (not excessive) payable to Lambeth because it's technically part of Loughborough Estate/Angell Town. Which is what some people probably think is wrong with it. People like Brixton, but not that bit of Brixton.
I love it - private mews, people have lived here for years, nice neighbours, rooms are pretty big, huge windows so lots of light, 5 mins from tube/overland/Loughborough Junction, garage is a plus, etc.

^^ neither of which bothers me much.
link forwarded to management class.

Yep, all the cunts arriving in Brixton want Victorian and are getting arse fucked for the privilege.
Just imagine living on an estate with all the poor people
-
• #19190
No, only a share of the service charge. All the major works are paid for by tenants.
-
• #19191
Yeah, wouldn't worry me too much either.

You're welcome round for a nose about, if you can get past the dog.

Thats a bargain. Posting a link here will start a bidding war.

we considered a similar looking place in wood vale in west norwood some years ago. not much to looks at from outdoors and on an estate but inside it was amazing. massive amounts of light, huge rooms, sunlights in the roof and ceilings removed... seller refused our low ball offer so we went elsewhere.
csb.

I don't have to imagine :)

I imagine waking up one day to a compulsory purchase order because the LA wants to knock the place down and 'regenerate' the place is priced in.
-
• #19198
Haha, I'm certainly one of those cunts.
Without sarcasm, do you ever have the problems that people (like me) associate with that location? General anti-social behaviour, crime, graffiti, loud music, fly-tipping etc etc? Any more so than any other bit of London?
I ask because our flat backs onto an LA block and we do get kept up reasonably frequently by loud noises, whether music from cars / flats, arguments etc etc. Enough to make me think about avoiding it if I move.

anyone had any experience, good or not so good, with pedder estate agents in the south east?
is there anything that should set our alarm bells ringing with this correspondence?
Good morning **** and *******,
I hope you had a lovely weekend.
To confirm, our fee covers marketing through all offices and web portals, photos and floorplans etc. along with chasing the sale up to exchange and completion, you are not charged a fee unless an exchange takes place.
You are only liable to pay us a fee, if the same buyer that we have introduced your property too proceeds through the next agent, so if you were to terminate our contract, we would send you a list of all buyers names that we took to your property.Kind regards,

That's a sweet deal. Avoiding those is a good thing.
Yeah, they haven't sold the place. Probably depends on contract wording though and how far down the line it is.
