  • Anyone good with sourcing roof leaks?
    Had a solid roof installed on a former conservatory about 2 years ago. Both sides developed leaks shortly after.
    Builders then relaid the roof last year under guarantee admitting they hadn't put in the flashing correctly.
    All been well till a few weeks ago when heavy rain appears to have got through on one side and left a large damp patch which is again damaging the interior paintwork and pissing off my missus.
    Exterior brick work has patches of white.
    I've had a look and cleaned out a bit of gunk under the lead flashing but couldn't see any obvious entry points.
    Our landscape gardener has taken a look and suggested that the lead flashing isn't big enough.
    Does anyone know if that's correct? Or could I seal the flashing to the roof somehow instead?
    I will get the hose out and give it a fuller test but I haven't got the time to do a major repair myself.

  • Your parapets are too low, should be raised another couple of brick courses. You want 150mm min for the felt to be dressed up and fixed into the brickwork with the lead flashing tucked into the brickwork and lapped down over it. Any decent roofer/builder would pick it up immediately.
