Late to this, but we had the same thing on ours. Starting price was £40k, but we incurred hidden extras, like needing a chimney stack removed (for the rear bedroom), dropping the ceilings in the existing bedrooms to gain enough head-height for building regs. Also, we retrospectively factored-in a skylight over the new stairs, which in hindsight is a must-have.

But to be fair, it was nothing to do with cash job with my guy, I invited a bunch of people from mybuilder and he was the one we were most comfortable with, didn't care about the price at all.

Forgot to mention; all the extras only brought it to £48k, and that's with the bathroom fitted out. You'll defo feel like you got a good deal...

You seem to get ones which require a boiler and others with an immersion heater built in (I think) which is what I meant by "boiler".
Although I could be talking bollocks, I only heard of them about a month ago.

Add two bedrooms to a great house in an area we love with great schools and local life... For a £50k extension to our current mortgage.

Yes, was a joke.
However, I find it hard to believe (although I can't deny it is true) that some of the extensions I see add value to a home. Some houses just aren't meant to be extended. The new layouts just don't feel right and for me, space isn't everything.
Fair dos though, it obviously makes sense in a lot of cases. There does seem to be a bad case of this in the air:
1) Slap an extra room on it

Yeah, basically a sealed tank with an expansion vessel using mains pressure to power tings, as long as your mains pressure is up to spec.
