Didn't care as it's a quick n dirty calc just to see if it's even worth considering doing a proper calc :)

Yeah 1% was agents fee

if new house is 775 - then its 775 x 1.1 (roughly) to give me an idea of stamp duty etc

Hmmmmm on that basis I've booked a viewing. FML
